ABOUT

Winston Consultants, Inc. provides services as a Project Management Consultant/Owner’s Representative to owners of a wide range of development projects, encompassing both new construction and renovation, and including building types ranging from commercial, residential, hospitality, and educational, to institutional, and religious projects.  WCI provides project supervision and leadership, and oversees all facets of managing the project, from predevelopment and planning through construction and lease-up. 

In its role as Project Manager/Owner’s Representative, Winston Consultants provides oversight of all aspects of the development cycle. WCI oversees predevelopment efforts including assisting the owner in crafting a plan for the project, hiring and coordinating the efforts of the design and consulting team, negotiating legal agreements with adjacent property owners and local stake-holders, and managing the process of obtaining zoning variances, building permits, and approvals. If appropriate, WCI assists owners in obtaining financing for projects, including generating development budgets and operating proformas, creating marketing materials and financing packages, and assisting the owner in bringing the project to appropriate lenders and investors.

During the construction phase Winston Consultants manages all aspects of construction projects, including developing bid documents and awarding the general contracting or construction management contract, assisting the selected GC or CM in bidding out individual trades, approving costs including negotiating all change orders, reviewing and approving monthly requisitions, and submitting requisition packages to project lenders, monitoring construction to ensure that the project remains on budget and on schedule, and actively participating in all aspects of the building’s construction.
